These terms are here to keep things clear, fair and enjoyable for everyone staying with us…

1. Bookings & Payment

  • All bookings must be made by people aged 18 years or over at the time of booking.
  • Bookings through our website online booking system are provisional until confirmed by Mulino Lodge Ltd and the full balance had been paid.
  • A non-refundable 25% deposit secures your booking and the remaining balance must be paid in full six weeks prior to the arrival date. Please note that we reserve the right to cancel a booking if the balance payment has not been made by the due date (see section 6 for further details).  
  • Payments by card are processed on behalf of the property owner by HolidayRentPayment, a Yapstone International Ltd. company, view privacy informationand Terms and Conditions.
  • It is recommended that guests have suitable Travel Insurance for themselves and their party. We do offer optional refund protection through ‘XCover Protection’ which can be purchased when placing a booking. Further details are available at https://bookingprotect.com/ .

2. Your Stay with Us

  • Please ensure that you arrive on or after 3pm on your day of arrival and depart on or before your Departure time of 10am (unless agreed otherwise). Failure to depart at the agreed time may result in you being charged an additional fee.
  • Guests must take full responsibility for children and dogs (as we are a working farm).
  • Please wear suitable outdoor footwear, surfaces can be uneven, become slippery when wet and hazardous in the dark. It is recommended that you bring a torch. Every effort has been made to ensure guests safety, but we cannot accept responsibility for any accidental injuries.
  • Please treat our property with care. We understand that the occasional breakage can happen and minor issues won’t be charged, but we do ask that you let us know about any breakages or damage. Significant damage will incur a charge and broken items will be charged at the replacement cost.
  • One key per accommodation unit is provided. Any lost keys would be charged for at £20 per key.
  • Our accommodation is pet friendly, if you have any specific allergies we recommend you bring your own bed linen requirements.
  • Smoking is not allowed inside any of the accommodation or shared facilities. Smoking is only permitted in outside areas.
  • Do not leave any of the cooking facilities including BBQ’s, Firepits and Hobs unattended when in use.
  • Due to the fire risk, candles and tealights are NOT allowed inside any accommodation.
  • A fire extinguisher is available in the Info room and a Fire Blanket in the Pods Kitchen area. A fire blanket is also available in Ewe Lodge.

3. Staying safe in the countryside

  • Please treat us and other guests with respect and dignity. We have a zero tolerance against abusive or inappropriate behaviour.
  • Sounds travels far in our peaceful location. Please keep noise to a minimum during our quiet hours 9.30pm – 7pm.
  • No amplified music is to be played at anytime.
  • To ensure a safe and respectful environment, illegal drugs and excessive alcohol consumption are not permitted on the property.
  • Due to pets and livestock on the farm, we DO NOT allow any fireworks, balloons or chinese lanterns on the farm.
  • We DO NOT allow the use of disposable BBQ’s onsite.
  • No marketing/commercial photography/video content to be created onsite without prior consent and drones are not permitted (unless agreed prior to arrival).
  • Mulino Lodge Ltd takes no responsibility for loss or damage to personal possessions or vehicles.

4. The Safe Use of Fire Pits and BBQ

  • Fires are only permitted in the Fire Pit provided. The Fire Pit should be located on stone slab at all times and sited away from the any structures, outdoor furniture and fencing. Please do not move the Fire Pit. 
  • Please always use the Fire Pit safely and under complete control at all times ensuring that your fire is completely put out before leaving unattended (using the water bucket provided under the tap). Do not use the Fire Pit if you are under the influence of alcohol or drugs. 
  • Please DO NOT use the fire pit in windy or drought conditions. Prior to lighting your Fire Pit or BBQ, please assess the weather conditions and wind direction.
  • During adverse weather (drought or high winds), we reserve the right to remove Fire Pits for safety reasons. In these circumstances, any firepacks purchased prior to arrival will be refunded.
  • If you are inexperienced with lighting fires, we recommend that you DO NOT use the fire pit during your stay.

5. Your Dog’s Stay with Us

  • Dogs must always be kept controlled and on a lead at all times. Please note that we are a working livestock farm with cattle, sheep and horses grazing in the fields around the accommodation and outside space.
  • No dogs should be left alone inside the accommodation and please keep dogs OFF the soft furnishing, beds and bed linen. Any damages to the interior and soft furnishing resulting from dogs will be charged at the replacement cost.
  • Please bring your own dog’s bed, towels and bowls.
  • Please clean up after your dog – doggy bags are provided and dispose of in the appropriate bin.
  • There is an outside tap for washing your dog and it is recommended that you bring your own dog towels.
  • We reserve the right to ask guests to leave if the dog is a nuisance or danger to livestock.

6. Cancellation Policy

  • If a guest fails to pay an outstanding balance when due, we reserve the right to cancel the booking less the non-refundable deposit and / or reasonable administration costs and booking fees depending on the timeframe of the cancellation request.
  • If a guest requests cancellation of a booking more than two weeks prior to the arrival date, Mulino Lodge Ltd will refund 25% of the second payment.
  • If a cancellation request is made within two weeks of the arrival date, no refund will be given. If we are able to secure an alternative booking for those dates, a partial refund may be available.
  • We will endeavour to deal with unforeseen personal circumstances fairly and in some circumstances, we may be able to rearrange bookings and offer alternative dates.
  • In the event of adverse weather conditions, your accommodation being unavailable due to unforeseen circumstances (e.g. a services supply issue), we reserve the right to cancel the booking with the option of re-book at another time. A full refund will be given in those circumstances.

7. Force Majeure

  • In the unlikely event of your accommodation becoming unavailable due to circumstances outside our control, Mulino Lodge Ltd may, at its sole discretion, offer you alternative accommodation at Mulino Lodge, a full or partial refund, alternative holiday dates, or another remedy agreed between the parties and appropriate to the circumstances.
  • Mulino Lodge Ltd do not accept responsibility for breakdown in public or local supplies, including water or electricity, nor any claims against inconvenience caused by such incidences.
  • In the event of a national or local disease epidemic, whether human or animal, Mulino Lodge Ltd reserve the right to cancel any booking at any time.

8. Contract & Data Protection

  • No booking contract is entered into until a non-refundable deposit has been received by the Mulino Lodge Ltd and you have received the Booking Confirmation via email (including your Booking Number).
  • We use SuperControl (an external booking system provider) to manage our online booking process and payment process. We have a written contract with SuperControl to ensure that they will process your data on our behalf in compliance with all applicable Data Protection Laws. Any personal data collected by Mulino Lodge Ltd is only used for our purposes and no information is shared with any third parties.
  • Mulino Lodge Ltd has taken every care to ensure the accuracy of property descriptions and all information is provided in good faith and believed to be correct. In the event that any individual term or clause stated in this Contract is not permissible by law, the remainder of the Contract shall remain valid. This Contract is governed by and construed in accordance with the laws of England & Wales. This does not affect your statutory rights.
